NYC Rental Market Grows Amid Demographic Shifts
A new study printed in the New York Times finds that despite the decrease in mortgages rates – along with high rents – hasn't actually persuaded renters to start buying. According to a study of real estate investment trusts (REITs), only 14.7 percent of tenants that moved out in the fourth quarter of 2014 did so with the intention of buying a home. That number has been in the 14 percent range since 2012, and just hasn’t moved, according to David Guarino, a research analyst for John Burns Real Estate Consulting in Irvine, California.

While many young professionals in New York can afford to put a down payment on a six-figure apartment, they are choosing to rent instead. According to the Observer, “With their increasingly mobile jobs and lifestyles successful New Yorkers in their 20s and 30s are shying away from making a commitment to one city, let alone one apartment. And despite Manhattan’s astronomical rents, it’s costlier still to buy here with the average Manhattan apartment now going for $1.73 million, a record high.”
The Tiny Evolution: Micro-Apartments
The rental market in Manhattan has been on the rise, and is projected to increase phenomenally through 2016. New York is on an ever-impossible quest to meet the demand for more spaces. This has left developers looking for innovative new ways to house the increasing population of singles. Enter My Micro NY, the city’s first micro apartment complex, located at 355 East 27th Street in Brooklyn, with 55 units ranging from 260 to 360 square feet. This building will be leasing its studios this summer for a mere $2,000 to $3,000 a month.
YOY Rental Prices Continue to Increase
According to the latest Elliman report, compared to last month in June, prices seem to be decreasing. Don’t get too excited just yet though, because although there was a slight decrease between these past two months, July’s overall rents are the highest they have been in the past six consecutive Julys.
